Ideal furnace location on the 3rd floor, with access panels and filter outside of the bedroom?
Add larger doors in the eave after framing to try to eliminate needing a stand-up closet.

Can the AC condensers go closer to the house on the left side?
Any setback concern?
AC condensers moved to the side of the house.
For: Builder / HVAC / Belmar zoning

Can the range hood vent outside from the stair wall (an interior wall in the middle of the house)?
The 42 inch Zephyr vents straight up only (10 inch round duct, no recirculating option). Proposed route: up through the hood, across the top of the left upper cabinets, out the sink (exterior) wall. Confirm the wall cap is 3 ft from the window and property line, and decide on make-up air (limit hood to 390 CFM or add Zephyr MUA010A kit).
For: Builder / HVAC
Plumbing
- In Process
Relocate the water heater from the 3rd floor to the basement?
Will find an area in the basement to have both, with a recirculating pump.
For: Builder / Plumber

Can the plumbing for the 2nd floor bathroom run in the center wall, or can we move it somewhere else?
Will run in the front 1st floor bedroom closet down to the basement, in the same area.
For: Builder / Plumber / Mary (architect)

Add a whole-house water filter and an under-sink reverse osmosis (RO) system
The RO system will feed the Thermador refrigerator and the Moen cold water dispenser by the kitchen sink.
Plumber can do it, no problem. Owner to select brands.

Fireplace: build to the minimum depth allowed by the Mendota specs.
Does Mary have to redraw the window locations?
Build to 21 inches for the Mendota 20 inch specs.

Interior Layout

Shrink the column / wall between family, living and dining?
Resolved in Rev 2 plans (9-28-26): column shrunk to 1'-6".
For: Mary (architect) / Builder
Kitchen
- Done
Can we eliminate the 3 inch padding in the first floor kitchen plans?
Rev 2 shows a 3 inch pad-out on the kitchen stair wall to match the wall above. Joists under the upstairs wall are doubled, so it looks cosmetic. The offset could be trimmed at the hallway opening instead.
For: Mary (architect) / Builder
Exterior
- In Process
Exterior back door: out-swing door to match the Anderson French door style?
Possibly shift the door 6 inches east and/or just swap the washer/dryer with the built-in area.
For: Builder / Jaeger (Anderson order)

Range hood: limit to 390 CFM or add the Zephyr make-up air kit (MUA010A)?
Leaning: full power with the Zephyr MUA010A make-up air kit (for searing). Ask HVAC if the fresh-air inlet can come in through the basement rim joist into the HVAC return.

Plans good. Would this change the new window order? We will be adding a window based on Mary's plans (coming soon).
Owner to confirm the window order and decide.
